So the exchange rate from HBs to USD$ is a little bit fluid. Sometimes you need to offer more if other players need more incentive to be willing to spend.

Generally I've seen players start their offer at 125,000-150,000 HBS per $ and then go up from there if needed. Using that math you could purchase pasture(s) in the $33-$40 range.

I would narrow down what pasture size you're wanting, and then make an offer of the HBs you're willing to give for that pasture size and that will help other players decide if they want to make a deal.

Well it looks like a 100 acre is a bit out of my price range, so I would love to buy a 60 acre!

You could just do two payments
